Is a Lot of Rain Going to Cause Mold in My Building in the Future?
It is impossible to know if and when a certain amount of rain will cause a mold problem in a building sometime in the future. So, if you are wondering if today’s heavy rain will eventually cause a mold problem, the short answer to the question is “maybe.” In this blog, we’re going to explore what the rainy climate today might mean for your building in the future.
For a building experiencing heavy, continuous rain, the issues for building integrity and the possibility of mold are building envelope and ventilation.
Building Envelope
The first question is whether the building’s integrity is already compromised. Is water coming into the building? There is always the possibility that water is coming in and you do not know about it, but usually there are some hints. Are you already seeing evidence of leaks? Is there staining on the drywall? Is water pooling anywhere? Is there any dampness or crumbling around windows or doors? If there is already evidence of water coming in, then this needs to be addressed first.
Ventilation
The next issue is one of ventilation. Water coming into a building is one problem. Another problem is when there is not enough ventilation to dry it out. A prescribed amount of air should be moving throughout the building at all times. And if the weather is cold and damp, heat will help to keep things dry.
Mold requires specific conditions to grow, a certain temperature range, water, and a surface to feed on, like the paper in drywall. Different mold species have slightly different requirements. So, in fact, the conditions have to be just right for mold to start growing.
